Walk the house, say what you see, hand over the report before you leave the driveway. Inspector Owl is a home inspection report app built for independent inspectors. SPEAK YOUR FINDINGS - Tap the comment box, tap the microphone on your keyboard, and just say it: "under the kitchen sink there's corrosion on the supply lines." - Inspector Owl matches your words against a 136-defect library and suggests the finding: professional wording, severity and your own note, filled in with one tap. - All matching happens on your phone. Nothing is recorded, nothing is uploaded. A DEFECT LIBRARY THAT SPEAKS INSPECTOR - 136 pre-written defects with vetted professional wording and severity already set (Safety, Repair or Info), from GFCI and TPR valves to polybutylene, knob-and-tube and mud tubes. - Add your own defects; they suggest themselves the same way. PHOTOS THAT PROVE THE POINT - Attach photos straight from the camera, then mark them up with arrows, circles and boxes right on the photo. The original photo is never altered. - Your markups print in the report exactly as you drew them. REPORTS THAT CLOSE THE JOB - Branded PDF with your inspector profile on the cover, findings ordered Safety first, photos included. About 5 tight pages, not 20 loose ones. - Walkthrough summary on screen, numbered like the PDF, so you can review every finding with your client before you leave the site. - Repair Request addendum: a second PDF with just the safety and repair items, with tick-boxes the buyer's agent fills in. - Mark each finding as reviewed as you double-check it; the app nudges you when a section is complete. MADE FOR WORKING INSPECTORS - Build a job in seconds, start from 3 built-in templates (Full Buyer's, 4-Point, Pre-Listing) or make your own. - Works fully offline: attics, basements and dead zones included. - Export everything as JSON any time, plus local backups. Your reports are never locked in. YOUR CLIENTS ARE YOURS - No account, no sign-up, no cloud, no tracking. Everything stays on your phone. - We never see your clients, your findings or your photos. - No ads, ever. No per-report fees, ever. Free while in early access: every feature is unlocked, no credit card, no trial countdown. Questions or ideas? Email cmorehollman@gmail.com - a real person answers.
