Open a property and, where enough similar homes are advertised to compare it against, you can see where its asking price sits among them: homes of the same kind, with the same number of bedrooms, in the same area, or a wider one if there are too few close by. The typical price, the middle 60% of them, and a chart of the whole spread. Where there are too few of them to be worth reading, the comparison is left out rather than padded with a number. You also get the price per square metre, and, where there are enough comparable rentals nearby, the gross rental yield together with the figures it was worked out from. These are asking prices from live listings, not sold prices, and the app says so plainly rather than dressing them up as valuations.
